Living and Dining Rooms
Living room open and spacious living room is connected with the dining room. In the living room there is comfortable seating, a Samsung Frame TV, and an electric fireplace. The dining room has seating for eight people
Kitchen
The sunny kitchen is well stocked with dishwasher and basic cooking tools and small appliances like coffee maker, blender, toaster oven, and electric kettle. We supply basic supplies like oil, vinegar, salt, pepper, detergent, napkins, and sponges.
One bedroom and bathroom downstairs
The downstairs bedroom has two twin beds and a full bathroom with shower over tub.
Three additional bedrooms and one bathroom upstairs
Upstairs, there are three bedrooms. Two upstairs bedrooms have queen beds. The last upstairs bedroom has a pair of extra-long twin beds and a small desk.
Basement
The basement has a small recreation space with a ping pong table and electric piano. Laundry machines are also available in the basement.
Outside
Outside, we have everything you need including a large outdoor dining area, a covered bar, fire pit* gas grill, and propane heater. There is a basketball hoop in the front of the house at the end of the driveway.
* Fire pit cannot be used when the state of Massachusetts or town of Newbury issue burn bans. This happens occasionally after extended dry weather.

- The house is comfortable year-round thanks to new energy efficient heat pump that provides warmth in winter and air conditioning in summer.
- We supply the basics. The kitchen is well stocked with cooking basics like coffee, tea, sugar, oil, and basic cleaning supplies. Each bathroom is supplied with shampoo, conditioner, and body wash.
- For fun, there is a basketball hoop in the driveway and a ping pong table in the basement.
- For other outdoor activities, we offer beach chairs (3), beach towels, a cooler, and saucer sleds (2)
- For those traveling with children, we have a high chair, a portable crib, and board games.
- Convenience amenities like laundry machines (in basement), an iron and ironing board.
- Day/night window blinds in all bedrooms can be positioned for light-filtering or blackout for darkness.
- Smart technology: Guests enjoy secure, keyless entry with smart locks and codes updated for each guest. The house also comes with a security camera at the front entrance and a Minut device to monitor noise. Neither is set to record sound.
- Your booking includes damage protection insurance. This insurance covers accidental or non-intentional damage, such as spills on rugs, stains on cushions or upholstery, broken appliances, or furniture. If an accident happens, please contact us as soon as possible.

Guests have access to the entire property except for a few locked storage closets. People who take care of outdoor spaces (e.g., gardeners and snow removal workers) may be working on-site during your stay but the space is not shared with other users
